Falling mortgage rates and usury rates rising for the 1st quarter 2021, combined with the relaxation of the recommendations of the HCSF at the end of December ... These three factors should make it possible to resolve some borrowers and reduce the number of refused applications.

Credit rates were already trending down at the start of the school year 2020. However, this did not prevent the increase in the number of rejected loan files by banks (with a rate exceeding 10% with certain mortgage brokers).

La raison principale : the tightening of the conditions for granting real estate loans, banks applying since the end 2019 the recommendations of the High Council for Financial Stability (HCSF).

Bonne nouvelle : end 2020, this one relaxed its requirements. Autre bonne nouvelle : the Banque de France published increased usury rates for the 1st quarter 2021. These conditions should make it easier for certain profiles to borrow to carry out their real estate project.

Credit rates approaching historic lows

According to a mortgage broker, ten banks, national or regional, have lowered their credit rates for the month of January, from 0,05% at 0,20%, when others have left them stable. No bank has raised its rates.

The announced reductions only concern certain profiles, but not necessarily those with the highest salaries, which had not been observed for several months ...

A colleague in mortgage loan confirms this downward trend. According to him, currently, borrowers can consider a mortgage at the average rate of 1,15% sure 20 years, and the best profiles can negotiate an exceptional rate of 0,59% sure 20 years.

Des taux d’usure en légère hausse : a good thing

Usury rates are the maximum rates beyond which a banking institution is not allowed to lend money.

To determine them, each quarter, the Banque de France collects the average effective rates charged from banks, according to each loan period.

These rates are increased by a third to become the wear rates. These are then used for the following quarter.

This is the annual percentage rate of charge (TAEG) credit which must not exceed the usury rate. The APR includes the nominal rate of the loan but also the application fees, the cost of compulsory insurance and guarantees ...

Since January 1, usury rates have increased slightly, especially for loans with terms of less than 10 years (+ 15 basis points) and on durations less than 20 years (+ 5 points).

It is almost stable over the periods of 20 years and older, at 2,6%, after going down to 2,51% in the 2nd trimester 2020. Either its historic low which had led to the exclusion from the market of many potential borrowers ...
